For UK campsites & glamping

Stop paying Pitchup's 15% on bookings you could win yourself.

We build and manage a website that AI search and Google actually recommend, so more guests book with you directly. One flat monthly plan. Not a cut of what you take.

In short

Pitchup.com charges UK campsites and glamping sites 15% commission on the bookings it sends. Frontpage AI is not a listing site: we build and manage the website your guests can book on directly instead, modernised and optimised for AI and Google search, for one flat monthly fee.

  • One flat monthly plan, from £88, not a percentage of your bookings, whatever Pitchup charges you now.
  • No setup fee, no exit fee. Rolling, with 30 days' notice.
  • Everything is included: the website, the words on it, the AI search work, your Google listing, hosting and ongoing care.
  • The money and the guest are yours. Bookings land in your own Stripe account, and you keep the contact details. Stripe's card fees are separate, exactly as on a Pitchup booking.

What would it save you?

Put in what you took through Pitchup last year and it works out what that commission is really costing you. Nothing is sent anywhere and nothing is stored: the arithmetic happens in your browser and disappears when you close the tab.

The total booking value for the year, before Pitchup's commission comes out of it.

Worked at Pitchup's published rate of 15%. If you are VAT registered in the UK you can reclaim the VAT inside Pitchup's commission, which narrows the real figure to roughly 7.5 points rather than 15. This is an estimate to think with, not a quote.

Pitchup's commission is costing you about
£9,000
a year, which is £750 a month

That is what 15% commission is costing you on the bookings you took through Pitchup last year. Move even half of that value to bookings taken directly on your own site, and you keep £4,500 of it a year — for one flat monthly plan, not a cut of what you take.

Talk it through on a 15-min call

Everything, on one flat monthly fee.

This is not a website build with a maintenance retainer bolted on. The plan is the whole arrangement: the site, the words on it, the structured data that lets ChatGPT and Google read it, your Google Business Profile, the booking pages and the payment flow, and someone on the end of the phone when the water goes off in July.

The aim is a site that wins bookings directly, month after month, not a one-off build you are left to maintain yourself.

Campsites go on the same flat monthly plan as every other business we work with, from £88 a month. The site and the GEO work do not stop over winter, which is exactly when next season's bookings are being decided. See all three plans.

Stripe's card fees are separate. They are Stripe's published rates, currently 1.5% + 20p on standard UK cards, and they are paid to Stripe rather than to us. The same fees apply to a Pitchup booking.

The quiet months are when the site earns its keep.

Camping demand starts in the shop window months before the season opens: people search for next summer's pitch in January and February, and Google and AI answer engines are already forming their shortlist. A flat monthly plan means the site, the content and your Google listing keep working through the off season instead of going quiet with the gates.

Winter

The shortlist gets built here

January and February searches are people planning summer. If your site is not clear on price, availability and location by then, it is not on the shortlist AI and Google are already forming for August.

Shoulder

Content stays current

Seasonal updates, fresh photography guidance and a Google Business Profile that is kept tidy do not stop because the gates are shut. Guests booking a spring trip in March see a site that looks looked-after.

Peak

The site does the selling

In your busiest month, a site that is easy to find and easy to book directly is worth the most it will ever be worth. That is the payoff for the work done in the quiet months.

The takeaway: the plan pays for a site that is working every month of the year, not just the ones you are open.

Pitchup earns its 15%. Just not on every booking.

We are not going to tell you to delist tomorrow. Pitchup puts you in front of people who have never heard of your site, and a brand new website cannot do that on day one. What it can do is stop you paying 15% on the guests who were already coming to you.

Leave on Pitchup

  • First-time guests who are browsing an area, not a site
  • Filling last-minute gaps in a quiet week
  • Your first season, before search knows who you are
  • New units nobody has reviewed yet

Move to direct

  • Repeat guests who already know your name
  • Word of mouth, and anyone sent by a past guest
  • People searching for you or your area by name
  • People who asked ChatGPT or Google for a shortlist

Shift the bookings that were never really Pitchup's to win, and the 15% you would have paid on them lands in your account instead.

The catch is that AI answers still lean on the platforms. Cloudbeds ran 810 questions about where to stay through ChatGPT, Perplexity and Gemini and found booking sites were 55.3% of the sources quoted, against 13.6% for the property's own website. When we checked 496 UK campsite and holiday park websites in August 2026, fewer than half showed a price on the pages a reader lands on first, which is a large part of why. We wrote up both, with the method.

Frontpage AI is not affiliated with, endorsed by, or connected to Pitchup.com. Commission figures on this page are taken from Pitchup's own published supplier information, checked on 24 August 2026: see the supplier FAQ and the manager portal FAQ. Card processing rates are Stripe's published UK rates, checked the same day at stripe.com/gb/pricing. Rates change, so check them against the source before you rely on them.

The questions campsite owners actually ask us about this arrangement. If yours is not here, bring it to the audit call.

Do I have to leave Pitchup to work with you?

No, and for most sites we would advise against it at the start. Pitchup brings discovery demand that a new website does not have on day one. The sensible move is to run both, and let a modernised, GEO'd site win the repeat guests, the word-of-mouth guests and the people who find you through search direct instead.

How much does it cost?

One flat monthly plan, from £88, covering the website, the content, the AI and Google search work, hosting and ongoing care. There is no percentage taken from your bookings, no setup fee and no exit fee.

Do you still handle bookings and payments through the site?

Yes. We build the booking and availability pages into the site and set up Stripe Checkout in your name. The money goes straight into your own Stripe account; we are not in that chain at all.

What if bookings are seasonal, or I have a quiet month?

The monthly fee does not change with how many bookings you take. What we see in practice is that the off season is when the site earns the plan back: January and February are when next summer's guests are searching and forming a shortlist, so the work matters most exactly when the gates are shut.

What if I already have a website?

We will look at it on the audit call and tell you honestly whether it is worth keeping, rebuilding or restructuring. In most cases the existing site is fine as a brochure but was never built to be read by AI answer engines or to take a booking, which are the two things this arrangement depends on.

Is there a contract or a lock-in?

It is rolling with 30 days' notice. There is no setup fee and no exit fee. You own the site and the domain, so if you leave, the website and the guest data go with you.

Find out what Pitchup's commission is really costing you.

Fifteen minutes on the phone. Bring last year's booking numbers and we will tell you honestly what a modernised, GEO'd site could win back directly, and what the plan would cost to get there.
