For UK businesses paying booking commission

Stop paying commission on bookings you could win yourself.

We build and manage a website that AI search and Google actually recommend, so more of your customers book with you directly. One flat monthly plan. Not a cut of what you take.

In short

Booking platforms and marketplaces take a percentage of every booking they send you, and most of them do not publish what that percentage is. Frontpage AI is not a booking platform. We build and manage the website your customers can book on directly instead, modernised and optimised for AI and Google search, for one flat monthly fee.

  • One flat monthly plan, from £88, not a percentage of your bookings, whatever your platform charges you now.
  • No setup fee, no exit fee. Rolling, with 30 days' notice.
  • Everything is included: the website, the words on it, the AI search work (GEO), your Google listing, hosting and ongoing care.
  • The money and the customer are yours. Payments land in your own account and you keep the contact details.

What would it save you?

Put in what you took through the platform last year and the rate it charges you, and it works out what that commission is really costing you. Nothing is sent anywhere and nothing is stored: the arithmetic happens in your browser and disappears when you close the tab.

The total booking value for the year, before their commission comes out of it.

Whatever your platform actually charges you. Check a recent statement rather than guessing: rates are often negotiated per listing, and plenty of platforms do not publish them at all.

This is what the platform's commission is costing you on the bookings you took through it last year, not a quote for our plan. It is an estimate to think with.

The platform's commission is costing you about
£9,000
a year, which is £750 a month

That is what 15% commission is costing you on the bookings you took through the platform last year. Move even half of that value to bookings taken directly on your own site, and you keep £4,500 of it a year — for one flat monthly plan, not a cut of what you take.

Talk it through on a 15-min call

If a marketplace takes a cut of your bookings.

The pattern is the same wherever it turns up: a platform owns the page your customers find, so it owns a slice of every booking. These are the ones we see most.

Glamping and unusual stays

Shepherd's huts, treehouses, cabins and domes, listed on Canopy & Stars, Host Unusual or Airbnb. Higher value per booking than a pitch, and a lot of guests come back, which makes the second stay the easiest one to win back.

Holiday cottages and self-catering

Listed with Sykes, Cottages.com, Awaze, Booking.com or Airbnb. The hardest market to win on generic searches, but people searching your property by name are very winnable, and they are the ones already sold.

Campsites and caravan parks

Listed on Pitchup, Cool Camping or ukcampsite.co.uk. Pitchup publishes its rate at 15%, which is unusually transparent. We have a page just for campsites if that is you.

Retreats and wellness

Yoga, walking and wellbeing retreats listed on BookRetreats or Retreat Guru. Story-led businesses, which is exactly what AI answer engines are good at reading and recommending when the site is built for it.

Boarding and pet care

Kennels, catteries and home boarding listed on Rover or Tailster. Smaller bookings, more often, and more of them last minute, so the site has to make availability and price obvious above everything else.

Not on this list?

If a platform sits between you and your customers and takes a percentage for it, the same arithmetic applies. Put your numbers into the calculator above and bring the answer to the call.

The takeaway: a marketplace is paid for finding you customers, not for keeping them. The second booking is the one worth arguing about.

Everything, on one flat monthly fee.

This is not a website build with a maintenance retainer bolted on. The plan is the whole arrangement: the site, the words on it, the structured data that lets ChatGPT and Google read it, your Google Business Profile, and someone on the end of the phone when something breaks on your busiest weekend.

The aim is a site that wins bookings directly, month after month, not a one-off build you are left to maintain yourself.

Plans start at £88 a month for a focused local business, up to £548 a month for the most hands-on setup. See all three plans.

The platform earns its cut. Just not on every booking.

We are not going to tell you to delist tomorrow. A marketplace puts you in front of people who have never heard of you, and a new website cannot do that on day one. What it can do is stop you paying a marketplace rate on the customers who were already coming to you.

Leave on the platform

  • First-time customers browsing an area, not a business
  • Filling last-minute gaps in a quiet week
  • Your first season, before search knows who you are
  • Anything new that nobody has reviewed yet

Move to direct

  • Repeat customers who already know your name
  • Word of mouth, and anyone sent by a past customer
  • People searching for you or your area by name
  • People who asked ChatGPT or Google for a shortlist

Shift the bookings the platform was never really winning, and the difference lands on the ones you were paying most for.

The catch is that AI answers still lean on the platforms. Cloudbeds ran 810 questions about where to stay through ChatGPT, Perplexity and Gemini and found booking sites were 55.3% of the sources quoted, against 13.6% for the business's own website. When we checked 496 UK campsite and holiday park websites in August 2026, fewer than half showed a price on the pages a reader lands on first, which is a large part of why. We wrote up both, with the method.

Frontpage AI is not affiliated with, endorsed by, or connected to any of the platforms named on this page. We do not quote their commission rates, because most of them do not publish one: rates are commonly negotiated per listing and vary by category and season. Pitchup is the exception, at a published 15%, checked on 25 August 2026. For everyone else, check a recent statement and put your own figure into the calculator.

Straight answers before you get in touch.

The questions owners actually ask us about this arrangement. If yours is not here, bring it to the audit call.

Do I have to leave the platform I am on?

No, and for most businesses we would advise against it at the start. A marketplace brings discovery demand that a new website does not have on day one. The sensible move is to run both, and let a modernised, GEO'd site win the repeat customers, the word-of-mouth customers and the people who find you through search direct instead.

How much does it cost?

One flat monthly plan, from £88, covering the website, the content, the AI and Google search work, hosting and ongoing care. There is no percentage taken from your bookings, no setup fee and no exit fee.

Do you still handle bookings and payments through the site?

Yes. We build the booking or enquiry journey into the site and wire in whatever payment or booking system you use. The money goes straight into your own account; we are not in that chain at all.

I already pay for booking software. Is that included?

No. If you use a dedicated booking or availability system we will wire it into the site we build, but its subscription stays yours. The plan covers the website, the content, the search and AI visibility work, your Google Business Profile, hosting and ongoing care.

What if bookings are seasonal, or I have a quiet month?

The monthly fee does not change with how many bookings you take. What we see in practice is that quiet months are when the site earns the plan back: it is when the next season's customers are searching and forming a shortlist, so the work matters most exactly when the till is quietest.

Is there a contract or a lock-in?

It is rolling with 30 days' notice. There is no setup fee and no exit fee. You own the site and the domain, so if you leave, the website and the customer data go with you.

Find out what staying on the platform is really costing you.

Fifteen minutes on the phone. Bring last year's booking numbers and the rate you pay, and we will tell you honestly what a modernised, GEO'd site could win back directly, and what the plan would cost to get there.
